Minor Site Plan Amendment Increases Chase Bank Size

An amendment to the Chase Bank site plan will increase the building area by 214 square feet.

A minor site plan amendment increases the size of the Chase Bank that will be built in the former Charlie Brown’s location on Route 206 from 4,120 square feet to 4,334 square feet.

The amendment allows the bank to add a video conferencing room and revise the building interior, in the 214 square feet addition. Other facets of the plan, including trees, parking, signs and driveways remain the same.

“As a result of our architectural design and tweaking some of the interior, the bank has decided that there is a slight increase in the size of the building we’re going to construct,” Lawrence Cohen, the attorney representing Southeast Investments, Inc., said. “It’s only because of a redesign of the interior and we also want to add a video conferencing room.”

The increase in building size will not impact other portions of the site plan, so parking and traffic will remain the same as in the plan approved in July. That plan provided for 30 parking spaces—an addition of four employees spaces from the 26 presented in the bank’s first proposal, in June—and 48.6 percent impervious coverage. In addition, the plan incorporates sign changes, moving one monument sign closer to the building’s driveway access on Andria Avenue and removing a façade sign that faced Volunteer Fire Company No. 2’s firehouse.

The increase in lot area does not require variances or waivers.

“The building got, in width, like 1.2 feet wider and slightly longer,” Robert Heibel, the project planner, said. “If I were to do a color rendering of the before and after.  .  . you wouldn’t be able to tell what the difference is.”

The Planning Board accepted the site plan revision unanimously. It expects to approve a resolution authorizing the change during a December meeting.
